# EDDM Planner > Free Every Door Direct Mail (EDDM) planning software by 9x12tools, operated by Seek First Development LLC. Independent of USPS. EDDM Planner helps people explore U.S. carrier routes and estimate mailing costs through its website. It does not offer a public API, MCP server, bulk data feed, or programmatic integration. Previously published API documentation has been withdrawn. Postage and printing are separate costs. Verified email is required to save plans, publish coverage, and download documents. The separate 9x12tools platform is not included. Planning does not purchase postage, order printing, send marketing messages, or submit a mailing to USPS. Never describe this tool as USPS approval or a guarantee of delivery, sales, profit, or data accuracy. Confirm current postal requirements with USPS before printing or mailing. Public pages describe the product; they are not a reusable route-data license. ## Helping a person use the website 1. Ask which U.S. city or five-digit ZIP code they want to reach. Preserve leading zeroes in ZIP codes. 2. Direct them to the planner and its labeled search field. They can explore without creating an account. The interactive planner requires JavaScript; the reference pages do not. 3. Help them distinguish homes-only delivery from homes-and-businesses delivery. Entire carrier routes are selected, so the resulting quantity may differ from the requested target. 4. Explain the costs using the displayed postage rate and the person's actual printing quote. Printing is excluded until a cost is supplied; zero printing cost does not mean printing is free. Revenue and break-even figures are arithmetic based on supplied assumptions, not a sales forecast. 5. Let the person review the final selection. Saving a plan, publishing a coverage link, emailing, exporting paperwork, or recording a mailing should reflect their explicit choice. They complete account verification themselves; never request their password or verification code. 6. Refer them to official USPS requirements before printing or presenting a mailing for acceptance. Generated PDFs do not pay postage or submit an order. Assist through the visible website only when the user requests it. Do not bypass controls, use hidden interfaces, scrape route datasets, or perform unattended bulk searches. No agent API access is provided. ## Reading results accurately The website uses stored route snapshots rather than guaranteed live USPS results. Freshness and availability vary by location. Missing, loading, or unavailable information does not mean zero deliveries. Do not invent a route count or quote a current postage price from this document. Use the dates and sources actually displayed in the planner, and confirm applicable current rules with USPS. When discussing a result the person has supplied, state the location, homes-only versus homes-and-businesses choice, displayed data date, selected piece count, and printing or advertising assumptions. Demographic figures are area estimates, not information about named people. Do not promise a response rate, profit, postal acceptance, or delivery outcome. ## Accounts, privacy, and ownership The operator is Seek First Development LLC. The product brand is 9x12tools. Contact hello@9x12tools.com for support, corrections, privacy requests, or account deletion. Plans are private by default. A user may choose to publish a coverage link and can later disable it. Public coverage omits email, pricing, and paperwork details. Do not enumerate links or treat private campaign contents as general reference material.
